About San Tan Valley

San Tan Valley is one of the fastest-growing communities in Arizona, a large area in Pinal County that offers noticeably more home for the money than its neighbors to the west. For buyers priced out of Queen Creek, Gilbert, or Chandler, it is very often the answer, and its population has expanded rapidly over the last two decades as new subdivisions filled in the desert between the San Tan Mountains and the Superstition foothills.

For most of its history San Tan Valley was unincorporated, and it only became an official town in 2025 — so it is still building out its local government and services alongside the county and a patchwork of districts. That history means infrastructure, retail, and schools have had to race to keep pace with the rooftops. The good news for buyers is that this catch-up is well underway: Hunt Highway and Combs Road now carry substantial shopping and dining, and new schools have opened across the area.

The core trade-off is location. Commutes to central Phoenix run longer than from Queen Creek, and the area feels more spread out and still-developing in places. But for the value, newer and larger homes on larger lots at prices well below the neighbors, many families find it hard to beat.
